Traditional building processes will still get the job done, but they do come with their fair share of downsides,
especially when it comes to getting your building contract. Usually suggested within 3 months, but this is rarely the case. From our previous industry experience this can often stretch out closer to 6 months.

There are some major issues when this happens:

  • Delays could jeopardise your financing, with interest rate adjustments or expired approvals.
  • Site conditions change, opening the door for the builder to exercise certain T&C's and charge you more.
  • If you have certain conditions or deadlines tied to your land purchase, delays in the contract could mean losing the block or financial penalties.
  • Your plan to move in at a specific time will be pushed back due to this delay, probably costing you more in unnecessary rent or land loan interest payments.

Pro tips:

  1. Ask for a contract date guarantee.
  2. Request that your colour selections are done before your contract is issued.
  3. Minimise the changes in your home to speed things up.
  4. Tell your builder about your finance approval expiry date before you start.
  5. Tell your builder when you want to move in.

The process of getting to site is really starting to show its age. In today's terms, 12 weeks is pretty good. While a good sum of builders can achieve this target, some can drag out for months leaving you feeling like you'll never be in. Thankfully, we've fixed that too! SmartChoice gets you on site with within 8 weeks.

  1. Have a facade backup ready for the developer in case your first choice is not approved or someone else already has something similar next to yours.
  2. Don't make changes after contract or after your sales paperwork as changes need to be re-approved by the builder and building authorities.
  3. You may need to include a basic landscaping plan for the developer, have this ready.

After a long wait for the contract and site start, it’s finally time for the builder to break ground. For an average-sized home, it typically takes around 30 weeks to complete—if everything goes as planned, However, things don’t always go smoothly behind the scenes especially if the same quality trades aren’t used, and with the number of jobs some builders take on, you have to stop and think are the same reliable trades being used each time.

This is exactly why we limit the number of homes we build each month. We’re so confident in our SmartChoice trades team that we guarantee your home will be move-in ready within 16 weeks. And if we don’t deliver? You get $5,000 cash back. Now that’s a promise you can count on!

Pro Tips:

  1. Get a guaranteed construction time from your builder.
  2. Make sure your pre-contract preliminary plans are accurate before you sign off on them.
  3. Take note of what the builder needs you to do before they start, like clearing the site, cutting the grass etc.
  4. Ask for updates from your site coordinator or supervisor, this usually triggers urgency.
  5. Have sufficient time in your rental property or other temporary living arrangement.

We could list off all the paperwork that needs to be done before you get your contract, however, that will put you to sleep quicker than a chokehold in the UFC. All we'll say is; there's one catalogue with everything that is pertinent to the initial stages prior to your contract. That's it.

  1. Spare an hour for paperwork appointments.
  2. Make sure any final changes are documented in the initial set of paperwork.
  3. Verbal is not good enough. Have it in writing. Always.
  4. Ask what the next steps are.
  5. Make sure you understand everything you sign.
  6. Make sure everything is clearly marked on the plan if you have made changes, and make sure they are approved and priced.
  7. Be sure there are no, zero, none, provisional costs. If they can build it, they can price it upfront.

To be a part of the SmartChoice System, you will need to have the following things either ready or set in motion:

  • Finance is approved and ready or will be ready in the time required to sign your contract.
  • You have a block of land that is titled or titling within 2 months of signing your contract.

Currently we have 4 spots every month. The start of every month resets the counter back to 4. We treat this as a first-in first-served basis.

The response for the SmartChoice System has been nothing short of amazing and we thank all of our customers for that. Those that just missed out are usually placed in the next month. It's common that this is booked out for the next 2 months. For example; if you missed out on Jan 2025, then Feb and Mar 2025 may also be booked out. Sometimes we can fit you in if there is a cancellation, although these are rare.

So far, this has not happened. SmartChoice is designed that way. If for some reason we ever miss the deadline, there's $5,000 cash back to you. We did this so that we can be held accountable on our promise.

Yes we sure can! SmartChoice allows you to book 6 months in advance giving you surety that your spots is booked.

Generally no, however, we have been known to make the occasional exception here and there depending on the complexity of the change. Ask us by emailing build@melwidehomes.com.

The short answer is, no. Unfortunately, our SmartChoice plans are designed to meet the scheduled build times. This would fall into the realm of a custom home. It's ok we can help you there too, the timeframes will be different.
